Clearwater has two kinds of rentals: condos in the resort buildings on the beach, and homes that go by the month or the season. We photograph both, and we shoot them differently.
We shoot furnished rentals in Clearwater and on Clearwater Beach, on Sand Key and Island Estates, and in the towns next door: Dunedin, Largo and Indian Rocks Beach. Photos, aerial photos and video come from one team in one visit.

According to the City of Clearwater, a home in a residential district cannot be rented for less than 31 days or one calendar month, and it cannot be advertised for daily or weekly stays either. Shorter stays belong to properties in the city's tourist zoning and to buildings whose own rules allow them. The answer depends on the zoning of the address, and the name of the neighborhood does not settle it: Clearwater Beach is part of the city, and the same rule applies there.
A condo association can be stricter than the city. Some buildings on Sand Key set their own minimum stay.
This decides what the photos have to do. A guest who books a week looks for the view, the pool and the beach. A guest who books a month or a winter looks for the kitchen, the laundry, a desk and a place to park.
This is a short summary and not legal advice. Rules change, and a condo association can be stricter than the city. Check with the city and with your building before you list.

According to the City of Dunedin, a stay of less than 90 days counts as a short-term vacation rental there, and it is not allowed in residential districts.
Most homes we shoot in Dunedin are seasonal rentals, so the set is built for a three-month guest.
Indian Rocks Beach allows vacation rentals in residential zones with city registration. Largo treats a home rented more than three times a year for 30 days or less as a short-term rental with its own requirements.
We show sleeping space honestly, bed by bed, because these towns count guests.
A shoot is a one-time cost. The photos stay on your listing for years, and they are the first thing every guest sees.
Guests cannot walk through your home before they book. They compare photos across ten open tabs, and the listing that shows the space clearly gets the click.
Airbnb reports that listings photographed through its own professional photography programme got 19% more bookings and 21% higher host earnings than listings without it. Airbnb adds that results vary by listing and are not guaranteed, and we say the same: we cannot promise you a number.
A simple way to look at the cost: if the shoot is $350 and your home rents for $175 a night, two extra nights cover it. Every booking after that is the photos working for free.
The price depends on the size of the home and on what you need: photos, photos with aerials, or photos with aerials and video. There is no limit on the number of photos in any package.

Most hosts need one of the three packages and nothing else. These extras are there when the home calls for them. Each one is quoted together with your shoot.
A dusk version of the front of the home or the pool: warm windows and a deep blue sky. We make it from the daytime photo in editing, so it needs no second visit. It often works well as the cover photo of a listing.
The coffee corner, the beach gear, the game room, the outdoor shower. These are part of every package at no extra cost. Tell us what guests ask about most and we make sure it is in the set.
A walk-through tour a visitor can move around in. Most hosts do not need one for an Airbnb or Vrbo listing. It helps on your own booking website, for hotels and event spaces, and for a home that is for sale.

Photos start at $350 for a home up to 2,200 sq ft. Photos with aerials are $399, and photos with aerials and a video are $729. Larger homes cost more, and the table on this page shows the price by size.
Most homes get 35 to 70 edited photos, and we do not cap the number. A studio may need 25, a five-bedroom home with a pool may need 80. You get every frame that helps a guest decide.
Photos are ready in 24 to 48 hours after the shoot. Video takes 3 to 5 days.

No. Many hosts give us a door code. If you manage the home from another city, that works too. The home just has to be clean and set for guests when we arrive.
